Rent a property in Edinburgh – Advice for tenants

 

How do I rent a property through JacksonKnight?

The first thing you should do is fill out a Tenancy Application Form, which you can get on request. This will ask you for all your personal details, such as address history, employment details and people we can contact for a reference, etc.

 

What are the up front costs?

Our tenant registration fee is £120 for single occupancy, or joint occupancy £70 per tenant . This is a one off payment at the start of your tenancy. With this fee, we shall perform credit checks and reference checking on each tenant and ensure that everything is in order before you rent the property.

 

How much is the deposit?

Most of our properties require a deposit of one and half times the monthly rent, however, this can vary from property to property.

 

How long will it be before I can move into the property?

Entry dates are negotiable. It very much depends on when you are available to move and when the property is available. Entry dates vary from moving in within a week to around 4 weeks.

 

How much is the rent and how often do I need to pay?

We ask all our tenants to pay their rent by Standing Order on the first of every month.

 

Will there be other costs apart from the rent?

As a tenant, you are liable to pay for any services that are connected to the property.  For example, some common stairs have a monthly stair cleaning charge for which you would be liable.  Tenants are also responsible for paying electricity, gas and Council Tax. (You can check with City of Edinburgh Council if you qualify for any exemption from Council Tax, for example if you are a student, etc). If you require a landline, or broadband, then you will need to arrange this with the provider of your choice.  You will also be responsible for paying the TV licence.

 

What happens when I want to leave the property?

When you leave the property you will have given the standard two months notice, and we will ask you for a forwarding address.  Any damage to the property, any cleaning costs, or any breakages will be charged from the deposit.  Any rent still due under the terms of your tenancy agreement will be due to be paid.
