JacksonKnight has taken on many new properties in recent months and has found that our new landlords are delighted with our personal level of service and ability to get their property let to the right tenant in a short timescale; not to mention our low management fee of only 10%! We are not yet registered for VAT, so any new landlords will also benefit from this for the next few months.
We aim to manage property in an intelligent and proactive way which creates little or no involvement from the landlord whilst ensuring that maintenance costs are kept to a minimum. We can also offer our experience of property renovation by carrying out cost effective refurbishment of their rental property to maximise rental returns. It might be something simple like a new kitchen or bathroom, or it might require a general refurbishment throughout. We have done this for many of our landlords, who have been very pleased with the end result. We also offer a rental property dressing service, which we have found to be particularly beneficial to our clients who are not resident in Edinburgh.
We will find you a suitable tenant who will have been properly vetted and ensure that they are signed up with the correct lease. If any problems arise with general maintenance we will organise for the repair to be carried out in an efficient and cost effective way.
We will notify the Council regarding council tax, and notify gas and electricity suppliers, and generally take the hassle away from you.
When tenants leave we will organise for any cleaning or maintenance which might need to be done and get the property re-let as quickly as possible. We will only refund the tenant’s deposit once we are 100% satisfied that the property has been left in good order.
Our fee for this service is 10% of the gross rent.
An overseas investment client decided she wanted to buy a property in Edinburgh and purchased a 2 bedroom flat in the New Town. We were asked to let the property on a full management basis. The problem was that our new landlord didn’t get the keys to the property for a few weeks so we were unable to gain access to take photos and get it marketed. The solution? We contacted the selling agent and persuaded them to let us have their photos from the sales particulars and used these photos to market the property.
By the time our landlord got the keys, we had several interested prospective tenants ready and waiting to view the property. Our landlord got her keys on the Tuesday; we conducted viewings on the Wednesday, Thursday and Friday; chose the most suitable tenant and got the lease signed up on the Saturday. We had the property let within 5 days of our landlord taking ownership. Needless to say, our landlord was delighted and has recommended us to several of her friends.
